CGI Window Installation: The Austin Owner’s Guide
CGI window installation in Austin typically runs $850 to $2,400 per opening installed, depending on the series, frame condition, and whether the existing opening needs reframing. We stock CGI-compatible glazing, weatherstripping, rollers, and balance hardware on our trucks, and we can usually schedule the swap within three to five business days. Most Austin homeowners discover a CGI window part has failed the hard way: a window suddenly won’t stay up, a corner of the frame lets daylight through where it didn’t before, or a crank starts grinding. By the time you’re reading this, you’ve probably already tried jiggling the sash and that didn’t fix it.
We’re Westlight Windows Austin, an independently owned and operated Kingswell location, and we install and service CGI windows across Austin. We’re not affiliated with CGI as a corporate entity, which is exactly why we can be straight with you about what’s worth replacing and what isn’t.
Which CGI Models This Applies To
CGI has built their name on impact-rated windows, and the Austin market sees a lot of their Sentry, Estate, and Targa series on homes from the early 2000s forward. The Sentry line shows up on a lot of mid-2000s suburban builds around Round Rock and Cedar Park. The Estate series is more common on custom homes in Travis Heights and Tarrytown, where the wider frames and heavier glass were specced for the look as much as the storm code. The Targa line leans lighter and often appears in condos and multifamily around the Domain area.
Here’s the compatibility gotcha most homeowners don’t know: CGI changed their glazing bead profiles and roller specifications between manufacturing runs even within the same series. A 2006 Sentry slider and a 2014 Sentry slider may look nearly identical from the street, but the roller housings are different enough that forcing the wrong part will chew up the track. The only reliable way to match the part is to read the etched label on the corner of the glass or the sticker on the frame edge, plus take the sash depth measurement. We match off the actual stamped numbers, not a guess. When the exact OEM part is no longer in production, we’ll tell you that too, and offer a quality aftermarket equivalent that won’t fight the track. That decision is always yours, with the price difference stated up front.
Signs Your CGI Window Installation Is Failing
Here are the symptoms we walk through with Austin homeowners when they call us about a CGI window that’s not acting right. Each one has a usual cause, and none of them fix themselves.
- Sash drops when you let go. The spring balances inside the frame have fatigued. CGI windows from the mid-2000s used a coil balance that loses tension over 15-plus years of Texas heat cycling. The window still looks fine, but the mechanism inside is done.
- You can feel air moving around the closed sash. The weatherstripping has compressed or torn, usually along the meeting rail or bottom sweep. Austin’s summer heat bakes the foam and vinyl, and after a decade it’s flat and useless. Your AC bill notices before you do.
- The window sticks or takes both hands to slide. Rollers have flat-spotted or the nylon wheels have deteriorated from dust and UV exposure. Worse, if you keep forcing it, you’ll groove the aluminum track and turn a $12 roller job into a track replacement.
- Condensation inside the glass pack. The insulated glass unit lost its seal. Once moisture is between the panes, the low-e coating starts degrading and the window loses its insulating value. It’s not something you can dry out – the glass pack gets replaced.
- Corner screws are loose or stripping. The frame corner keys have worn or the joint has begun separating. This is common on older CGI frames that were installed with standard fasteners instead of stainless hardware, especially on homes within a few miles of the Colorado River where humidity cycles every year.
Replacement Cost & What’s Included
For Austin homeowners, CGI window installation and part replacement generally runs:
- Roller or balance replacement: $85 to $190 per window installed
- Weatherstripping replacement: $120 to $260 per window installed
- Glass pack (IGU) replacement: $420 to $950 per unit installed
- Full sash replacement: $600 to $1,400 per unit installed
- Full window replacement (frame and all): $850 to $2,400 per opening installed
What drives the range: window series, sash dimensions, whether we’re matching an obsolete part or the current production version, and how much frame correction the opening needs. Every quote includes the part, labor, disposal of the old part, and our written Kingswell Guarantee. You get your price in writing before any work starts. No revised invoice at the door. If the part fails again within the guarantee period, we come back and fix it at no charge. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails.
DIY or Call Us?
There are a few checks you can safely do yourself. If the sash is sticking, vacuum out the track and wipe the rollers free of dust and gunk. You’d be surprised how often that’s half the battle. If the corner screws are loose, you can carefully tighten them. If you’re feeling air, check whether the locking mechanism is fully engaging – on sliders, an under-engaged lock leaves a gap along the meeting rail.
What we’d tell you not to do is open the frame to access coil balances or attempt a glass pack swap. Coil balances store tension, and the glass packs on old CGI Estate windows are heavy enough to hurt you if they slip. Removing the glazing bead without the right tools scores the frame and can crack the new glass. If you’re into the frame or the glass, call us at (254) 322-3468 and let somebody who handles these weekly deal with it. Owen Satterfield and our crew measure everything twice before ordering parts, because “measure it right the first time and the rest of the job takes care of itself.”
FAQs
CGI window frames can hold up 20 to 30 years in Austin, but the moving parts – balances, rollers, weatherstripping – typically need attention every 10 to 15 years because our UV exposure and heat cycles are brutal on nylon and vinyl. The glass packs themselves can last longer if the seals stay intact, but Austin’s temperature swings eventually claim most seals. Call (254) 322-3468 and we’ll tell you whether your window is worth repairing or if replacement makes more financial sense.
Yes, most CGI window failures are repairable: rollers, balances, weatherstripping, and even glass packs can be individually serviced without pulling the whole frame. We only recommend full window replacement when the frame itself is compromised or the cost of parts approaches the cost of a new unit. A written quote shows you both options side by side.
Most single-window part replacements take 45 minutes to two hours once parts are in hand, and we can typically schedule within three to five business days of your quote. A full glass pack replacement runs closer to two hours because the old glass comes out and the new pack gets bedded and sealed correctly. We’ll give you a committed arrival window on the quote.
We keep common CGI-compatible rollers, balances, and weatherstripping on our trucks, plus we have fast access to CGI glass packs and sashes through our supply chain. We carry parts for PGT, CWS, and ES Windows as well, so if you’ve got a mixed house – which is common in Austin – one phone call handles all of it. Call (254) 322-3468 with the label info from your window and we’ll confirm availability while you’re on the line.
If your CGI window is sticking, sagging, or letting air through, call (254) 322-3468 for a free estimate. Owen Satterfield or one of our technicians will answer, ask what you’re seeing, and set a time to come measure. You’ll get a written price before any work starts, and you’ll know exactly what it costs to make the window right again.
